The San Francisco Fire Department ordinance mandates that by July 1, 2021, your fire alarm system should be loud enough to wake sleeping residents. There’s a requirement for all buildings with at least three residential units to have a fire alarm system that meets the “pillow test.”
The department has been ordering residents to have a fire alarm system that wakes up sleeping residents since August 2016. But there are several fire safety measures included in the “Pillow Test” that need be be addressed aswell to meet compliance. Is your property in compliance?
It is essential that fire alarm systems installed in residential properties are loud enough to be heard by all residents while they are sleeping. Fire safety experts measure sound levels using a called A-weighted scale (dBA) performing the test at pillow height.
Sound levels must be 15 decibels above ambient noise levels or 5 decibels above maximum levels. The sounds must last for no less than 60 seconds, or the minimum sound level is 75 decibels, whichever is higher. Experts measure the sound pressure level aswell.
Additionally, if you are doing any type of construction valued at $50,000 or more, your fire alarm systems is required to be updated. If you intend to sell the properties after September 2017, it will also need to be updated. This does not apply to mandatory seismic upgrades.
